That, having regard to the size of the proposed extension in relation to the existing modest property, the proposal is considered to adversely affect the openness of the Green Belt and the character and appearance of the Area of Great Landscape Value and be visually prominent when viewed from the east.  As such the proposal is contrary to policies G1, GB2, C3 and H12 of the adopted South Oxfordshire Local Plan, policies G2, GB2, C2 and H13 of the South Oxfordshire Local Plan 2011 second deposit draft and Section 4.6 EX2 of the South Oxfordshire Design Guide.

That, given the site's location within the Oxford Green Belt,  the proposal represents a disproportionate addition to this modest dwelling and as such is inappropriate development contrary to policies G1 and GB2 of the adopted South Oxfordshire Local Plan and policies G2, GB2 and H13 of the South Oxfordshire Local Plan 2011 second deposit draft.
