Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

Repairs to the external brickwork shall be carried out by piecing-in or rebuilding in replacement bricks which match the existing exactly in dimensions, colour and texture. The brickwork bond and joint sizes shall also match the existing. Bedding and jointing shall be in an appropriate lime putty mortar mix without cement. Mortar must match the existing, in colour and texture. Before any replacement of brickwork takes place samples of brick to be used shall be submitted to the Local Planning Authority and approved in writing. External brickwork shall not be treated with a waterproofing solution. Reason:To safeguard the architectural and historic interests and character of the building in accordance with Policy CON4 of the adopted South Oxfordshire Local Plan.

Re-roofing shall be carried out in new or sound reclaimed slates to match the existing in type, size, thickness, colour texture and origin, fixed with copper nails. Slates shall be laid in courses to match the original work. Where slates have been laid in diminishing courses particular care shall be taken to sort and set aside slates according to size. A sample of the slate to be used shall be submitted to and approved in writing by the Local Planning Authority before work commences. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

All rainwater goods all be of cast iron or lead. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

The extent of joinery to be replaced shall be agreed on site with the Local Planning Authority prior to work commencing. Replacement joinery elements shall match the existing exactly. Details of all replacement joinery components and samples of all moulding profiles shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of work. Existing joinery components shall be retained on site for reference. Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

Details of all ground surfacing materials to be used in the development shall be submitted to and approved in writing by the Local Planning Authority before work commences. Reason: To safeguard the historical character of the area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

The courtyard walls to be reinstated shall be constructed in bricks of the same size, colour, texture and bonding techniqueas the existing. Reason: To safeguard the historic character of the existing courtyard in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
