That having regard to its size and isolated siting within the Oxford Green Belt the proposed extension would result in a disproportionate extension to the original dwelling, harmful to the openness of the Oxford Green Belt and the open character of an Area of Great Landscape Value, contrary to policy GB2, GB4 and C3 of the adopted South Oxfordshire Local Plan and policies GB2, GB4 and C1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.

That having regard to the size and scale of the extension relative to the existing modest dwelling and inappropriate details of design the proposal would detract from the character and appearance of the existing property, contrary to policies H12 and G8 of the adopted South Oxfordshire Local Plan and policies G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section EX1 and EX2 of the South Oxfordshire Design Guide.
