That having regard to the depth of the proposed extension, its shallow roof pitch and to its prominent location which would encroach out onto this open corner plot, the proposal represents an unacceptable form of development that would detract from the character and appearance of the existing building and the landscape setting and character of the area in general. As such the proposal would be contrary to Policies G1 and H12 of the South Oxfordshire Local Plan, Policies G2 and H13 of the Approved South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained in Section 4.6 of the Approved South Oxfordshire Design Guide.

That the proposed extension would encroach onto land protected as a forward visibility splay and represents an unacceptable form of development that would obstruct visibility to the detriment of road safety. Providing a garage in this location would also introduce additional reversing movements onto the high way in close proximity to the junction and would be detrimental to road safety. As such the proposal would be contrary to Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
