Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.

Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That all means of access between the land and the highway be formed, laid out and constructed in such positions and with such vision splays as shall be approved by the Local Planning Authority.

Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshirte Local Plan.

That prior to the first use of the new access the height of the wall shall be reduced in accordance with the details shown on the approved drawing "view from road".

Reason: In the interests of highway safety in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development on the site, details of the capping finish and the type, design and external finish of the new gates shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the character of the conservation area in accordance with Policies G1 and CON10 of the adopted South Oxfordshire Local Plan.
