That having regard to its size and its location relative to the boundary of the site, the proposal would represent an incongruous form of development which would detract from the character and appearance of the existing dwellinghouse and the visual amenity of the street scene. As such the proposal would be contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan, and Policies G6 and H13 of the Second Draft Deposit Local Plan, and Section EX2 of the South Oxfordshire Design Guide

That, the proposal also represents an unneighbourly form of development, detrimental to the amenity of the occupants at 51 Wallingford Road. As such the proposal would be contrary to Policies H12 and G8 of the adopted South Oxfordshire Local Plan and Policies G6 and H13 of the Second Draft Deposit Local Plan, and section EX5 of the South Oxfordshire Design Guide.
