Conditions / Refusal Reasons
The development of this site would extend built development beyond the existing built up limits of Chalgrove adjacent to open countryside. The proposal would detract from the landscape setting of the village adversely affecting the rural character of the area. The proposal is therefore contrary to Policies H4, H18, C6 and G5 of the adopted South Oxfordshire Local Plan and H4, C4, C10 and G4 of the Second Deposit Draft Plan 2011.

Two, 2 storey dwellinghouses of the proposed footprint, including a deep plan of more than 5 m, would result in built development uncharacteristically large in relation to surrounding residential development. As such the development would be overdominant and adversely affect the rural setting on this edge of settlement location. The proposal is contrary to Policies H4, C6 and G6 of the South Oxfordshire Local Plan and H4, C10 and G6 of the Second Deposit Draft Plan 2011 and design principle BD1 of the South Oxfordshire Design Guide.
