That having regard to its size and degree of projection to the side the proposed two storey extension would represent an inappropriate extension through filling the gap between No 11 Edinburgh Drive and the boundary with No 13 Edinburgh Drive leading to a terracing effect which would be detrimental to the visual amenity of the street scene and the area contrary to Policies G 1 and G12 of the adopted South Oxfordshire Local Plan and Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Ex.2 of Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to its size and design the proposed extension, which has insufficient set back and definition between the existing ridge line and that proposed, would have a detrimental effect on the character and appearance of the existing dwelling house and the street scene in general contrary to policies G1 and H12 of the Adopted South Oxfordshire Local Plan and policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Ex.2 of Section 4.6 of the adopted South Oxfordshire Design Guide.
