That, having regard to the irregular shape of the site and the proposed siting of the dwelling on the boundary with no 12 Orchard Park, the proposal represents a cramped form of development which would detract from the character and visual amenity of the locality and would lead to an unsatisfactory and inconvenient arangement for parking of vehicles within the site contrary to policies G1, G8, G11 and H4 of the adopted South Oxfordshire Local Plan , policies G2, D2 and H4 of the South Oxfordshire Local Plan 2011 second deposit draft and section 4.2 and 4.4 of the adopted South Oxfordshire Design Guide.
That, having regard to the location of the proposed bungalow adjoining the boundary with 12 Orchard Park, the proposal is considered to be an oppressive and unneighbourly form of development which would adversely affect the residential amenity of the occupiers of 12 Orchard Park, contrary to policies G1 and H12 of the adopted South Oxfordshire Local Plan and policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and section 4.4 of the South Oxfordshire Design Guide.
