Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing hedge along the north west boundary of the site shall be retained and properly maintained at a height of not less than 4 metres, and that if any part or all of that hedge which may die or be seriously damaged or destroyed within five years of the completion of the extensions and alterations, any proposed replacement shall first be submitted to and approved in writing by the Local Planning authority and be of a height no less than 4 metres. Reason: To ensure that the development is not unneighbourly, in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the windows in the en-suite/north-west elevation of the extension hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That not withstanding the provisions of the Town and Country Planning General Permitted Development Order 1995 9or any order re-enacting that Order) no additional windows shall be constructed in the walls of the north/west elevation. Reason: To ensure that the development is not unneighbourly in accordance with Policy in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
