Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and in
accordance with Policies G8 and C2 of the adopted South
Oxfordshire Local Plan.
That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land.
Reason: To ensure satisfactory comprehensive development and in
accordance with Policy G1 of the adopted South Oxfordshire Local
Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory and in
accordance with Policies G8 and C2 of the adopted South
Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 0234-P04 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities and in accordance with
Policy G11 of the adopted South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the comencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in
accordance with Policy G9 of the adopted South Oxfordshire Local
Plan.
That notwithstanding the provisions of Article 3 of, and Classes A and B of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no extensions or alterations to the roof shall be carried out unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To safeguard the character of the area in accordance with
Policy G1 of the adopted South Oxfordshire Local Plan.
