That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, prior to the commencement of works, a sample of stone, a clay tile and a paint colour for the joinery shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area and to comply with policies G1, Con 6 and Con 15 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of works, details of flues, gutters and downpipes shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, Con 6 and Con 15 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of works, a sample of stone should be inspected on site and approved in writing by the Local Planning Authority . This stone should incorporate stone to match existing on site, laid and pointed and coursed to match existing and using lime mortar for bedding and pointing. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, G6 and G15 of the adopted South Oxfordshire Local Plan

That the parking provision shall be as shown on the deposited drawing, reference SK03 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of development, full details of the proposed kitchen extract system must be submitted to and approved in writing by the Local Planning Authority. Reason: To protect local amenities and to comply with policies G1 and G7 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of development, a BS4142 assessment of the noise generated by the unit taking into account the nearest residential property and background noise, should be submitted to and approved in writing by the Local Planning Authority. Reason: To protect local amenities and to comply with policies G1 and G7 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, the details fo the odour abatement system, including the filtration method, efflux velocity and the maintenance regime fo the equipment and filters shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect local amenities and to comply with policies G1 and G7 of the adopted South Oxfordshire Local Plan.
