Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire
Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted in the side elevation of the extension facing No 79 Wallingford Road unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly and in
accordance with Policy H12 of the adopted South Oxfordshire
Local Plan.
That the dwelling shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified have been undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience and in
accordance with Policy G10 of the adopted South Oxfordshire Local
Plan.
That the existing beech tree on the frontage of the land shall be protected in accordance with British Standards 5837 Trees in Relation to Construction and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development and retained and maintained during the course of construction works.
Reason: To safeguard a tree which is visually important and in accordance
with Policy G8 of the adopted South Oxfordshire Local Plan.
