That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the new wall shall be constructed in stone to match the existing wall, a sample of which shall first be agreed in writing with the Local Planning Authority. The wall shall have a brick tile capping and shall be laid using a lime mortar. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Garsington Conservation Area in accordance with Policies CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That the new buttresses shall be constructed in stone to match the existing stone wall. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Garsington Conservation Area in accordance with Policies CON7 and CON10 of the adopted South Oxfordshire Local Plan.

A detailed method statement and specification for the raising of the height of the wall shall be submitted to and approved in writing by the Local Planning Authority before work commences. The works shall be carried out in accordance with the agreed statement. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Garsington Conservation Area in accordance with Policies CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That the adjacent tree shall be protected whilst building operations are in progress by protective fencing which shall be erected in accordance with the recommendations set down in BS 5837 'Trees in relation to construction' and retained during construction works. No excavation works shall be carried out on the tree side of the wall. Reason: To protect the tree on the site from damage during works in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.
