That having regard to its scale, height and details of design particularly the dormer windows the proposed works of extension and alterations to remodel the existing bungalow into a chalet style bungalow would introduce an incongruous and inappropriate form of development into this part of South Moreton detrimental to the character and appearance of the existing dwellinghouse, the South Moreton Conservation Area and the visual amenity of the street scene. As such the proposal would be contrary to Policies G8, CON10 and H12 of the adopted South Oxfordshire Local Plan and Policies D1, CON10 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.

That the proposed vehicular access would be substandard by reason of inadequate visibility and available space within the site to accommodate adequate parking and turning provision leading to on street parking and manoeuvring on the public highway detrimental to highway safety and inconvenience to other users of the highway. As such the proposal would be contrary to Policies G10 and G11 of the adopted South Oxfordshire Local Plan and Policies T1 and T2 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.

That the creation of the proposed vehicular access would be detrimental to the safety and welfare of trees which contribute significantly to the visual amenity of the street scene and the character and appearance of the South Moreton Conservation Area contrary to Policies G8 and CON10 of the adopted South Oxfordshire Local Plan and Policies C10 and CON10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
