That, having regard to its size and siting in close proximity to the boundary of the adjacent property, the proposed building would have an overbearing impact on that adjacent property at No 86 Papist Way, Cholsey and the development would be unneighbourly and detrimental to the amenity of the occupants of that property. As such the proposal is contrary with policies G8 and H12 of the Adopted South Oxfordshire Local Plan, policies G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft), and the advice contained in the South Oxfordshire Design Guide.
