That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the existing building and the Little Wittenham Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Little Wittenham Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the new side door and porch shown on a plan at a scale of not less than 1:20 has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Little Wittenham Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows to those shown on the west elevation of the dwelling house as proposed to be altered by drawing no 03/110/08b accompanying letter dated 5 May 2004 from the Agent shall be inserted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly and in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the garage/studio building shall be occupied and used only for purposes incidental to the enjoyment of occupiers of The White House as such and not for any other purpose whatsoever. Reason: To safeguard the character of the area in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the gate piers the gates the surfacing of the access and the front boundary treatments have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building and the Little Wittenham Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.
