Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character of the area in accordance with
Policy CON10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of development on site the poplars and the lime trees on the frontage to Church Lane shall be protected in accordance with the measures recommended in BS 5837 - Trees in relation to construction and in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. The protection measures shall be put in place prior to the commencement of any ground preparation works and shall remain in place throughout the construction works.
Reason: To safeguard the trees that are an important amenity in accordance
with Policies C16 and CON10 of the adopted South Oxfordshire
Local Plan.
That the extension to the turning area shall be constructed using a no-dig method in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that there is no damage to the roots of trees that are an
important amenity in accordance with Policies C16 and CON10 of
the adopted South Oxfordshire Local Plan.
That the cupola shall not be painted white but shall be finished in accordance with the schedule of materials and finishes detailed in the agent's letter dated 20 April 2004.
Reason: To safeguard the character of the conservation area in accordance
with Policy CON8 of the adopted South Oxfordshire Local Plan.
