Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of all materials to be used in the external construction and finishes of the pool building hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area and to comply with Policies G1,
CON8 and CON10 of the adopted South Oxfordshire Local Plan.
That samples of all materials to be used in the construction of the pool and associated paving shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.

That details of the means of draining the pool and for backwash flows shall be submitted and approved in writing prior to the commencement of development.
Reason: As the site is located within an area liable to flood and to comply with
Policies G1 and G6 of the adopted South Oxfordshire Local Plan.
In the event of any tree on the site being destroyed during the construction of the development, it shall be replaced with a tree of the same species in the next planting season following its demise/removal, unless otherwise previously agreed in writing by the Local Planning Authority.
Reaosn: To help assimilate the development into its surroundings and to
comply with Policies G1 and C16 of the adopted South Oxfordshire
Local Plan.
