Conditions / Refusal Reasons
That, the proposal to erect a detached garage on the site would detract from the openness of the Oxford Green Belt, and would constitute an inappropriate and harmful form of development , contrary to Policy GB2 and C3 of the adopted South Oxfordshire Local Plan, Policy GB2 and C4 of the Second Draft Deposit South Oxfordshire Local Plan and PPG2.
That, having regard to the size, bulk and height of the proposed garage and its siting in close proximity to numbers 1 and 3 Church Cottages, the proposal would constitute an unneighbourly form of development that would be overbearing in the outlook from these properties. Thereby being contrary to Policy H12 of the adopted South Oxfordshire Local Plan, H13 of the Second Draft Deposit Local Plan and Section EX5 of the South Oxfordshire Design Guide.
That, the proposed garage would appear prominent and intrusive in the street and detract from the spacious character of the village green and the general locality, contrary to Policies G1, G8 and C3 of the adopted South Oxfordshire Local Plan and Policies G2, G6 and C1 of the Second Draft Deposit Local Plan and Section EX1 of the South Oxfordshire Design Guide.
