Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Warborough Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the access improvement/widening shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified have been undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this permission to demolish any part of the wall, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this permission, secure the safety and stability of that part of the wall which is to be retained. Reason: To secure the safety and protection of a wall which contributes to the character and appearance of the Conservation Area and in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the wooden gates and their supports has been submitted to and approved in writing by the Local Planning Authority. The wooden gates as approved shall open into the site only. Reason: To ensure that the details of the development are satisfactory and in the interests of highway safety in accordance with Policies CON10 and G10 of the adopted South Oxfordshire Local Plan.
