Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan and Policy G6 of the approved South Oxfordshire Local
Plan, 2011, Second Deposit Draft.
That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health in accordance with Policy G17
of the adopted South Oxfordshire Local Plan and Policy D10 of the
approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution in accordance
with Policy G7 of the adopted South Oxfordshire Local Plan and
Policy D10 of the approved South Oxfordshire Local Plan, 2011,
Second Deposit Draft.
That, within one month of the first use of the building hereby permitted, the mobile home to the south of the proposed workshop shall be removed from the land and the land be left in a tidy and orderly state.
Reason: Because permission is given only in view of the special circumstances
in accordance with Policy G1 of the adopted South Oxfordshire
Local Plan and Policy G2 of the approved South Oxfordshire Local
Plan, 2011, Second Deposit Draft.
That the existing hedge along the whole of the western boundary of the land shall be retained and properly maintained at a height of not less than 2.5 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. The hedge shall be protected during the course of works in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To help to assimilate the development into its surroundings in
accordance with Policy G9 of the adopted South Oxfordshire Local
Plan and Policy C1 of the approved South Oxfordshire Local
Plan, 2011, Second Deposit Draft.
