That the proposed development is beyond the built up limits of Chalgrove and would intensify development on the edge of this settlement. The proposal would erode the open character of this location and damage the landscape setting of the area contrary to policies G5, C6 and H6 (Adopted South Oxfordshire Local Plan) and G4, C4 and H6 (South Oxfordshire Local Plan 2011).

That there is insufficient space to accommodate a further dwelling that would be in keeping with the existing character of development. The proposed bungalow would appear cramped in relation to the existing bungalow and represent an over-development of the site contrary to policy G8 (Adopted South Oxfordshire Local Plan) and policy G6 (South Oxfordshire Local Plan 2011).
