Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1, GB2 and H12 of the adopted South Oxfordshire Local Plan.

That the existing conifer hedge adjacent to the existing house and the proposed extension shall be retained and properly maintained at a height of not less than 4 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard the character of the area in accordance with Policies G1, GB2 and H12 of adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within Class E shall be carried out on the site unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: As the site is within the Oxford Green Belt and the property has already been extended significantly in accordance with Policies G1 and GB2 of the adopted South Oxfordshire Local Plan.
