Description
Demolition of garages and store building, erection of three storey and two storey extension to create sixteen new apartments and refurbishment to facade of existing building. (As amended by Drawing Nos. 7353-01E and 7353-02E accompanying Agent's letter dated 16 March 2004 and as amended by Drawing No. 7353-04F accompanying Agent's letter dated 24 March 2004).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and to
comply with Policies G1 and H11 of the adopted South Oxfordshire
Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 7353-02 E all constructed, surfaced and laid out, retained and maintained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities and to comply with
Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
A scheme for the hard and soft landscaping of the site, which should include details for the planting of live trees and shrubs, for the treatment of the parking areas and hardstandings and for the provision of boundary fences, (including the enclosure of private garden areas with low fences, walls or railings) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.
Reason: To help to assimilate the development into its surrounding and to
comply with Policies G1 and G9 of the adopted South Oxfordshire
Local Plan.
The approved scheme shall be implemented within 12 months of the commencement of the development hereby permitted. In the event of any of the trees or shrubs so planted dying or being seriously damaged, destroyed or diseased within 3 years of the completion of the development, they shall be replaced by an equivalent number of trees and shrubs of the same species in the next planting season following their demise, unless otherwise previously agreed to in writing by the Local Planning Authority.
Reason: To help to assimilate the development into its surrounding and to
comply with Policies G1 and G9 of the adopted South Oxfordshire
Local Plan
Development shall not commence until details of on site drainage works have been submitted to and approved by the local planning authority in consultation with the sewerage undertaker. No works which result in the discharge of foul or surface water from the site shall be commenced until the on site drainage works referred to above have been completed.
Reason: To prevent the site from flooding and to comply with Policies G1 and
G6 of the adopted South Oxfordshire Local Plan.
Foul drainage details shall be submitted to and approved by the Local Planning Authority, prior to development commencing and a scheme implemented in accordance with the same.
Reason: In the interests of public health and to comply with Policies G1 and
G6 of the adopted South Oxfordshire Local Plan.
