That the proposals would be contrary to policy GB2 of the adopted South Oxfordshire Local Plan and policies GB2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003. The site lies within the Oxford Green Belt and outside the main built up limits of Beckley. Having regard to their size the proposed works of extension would result in disproportionate additions to the original dwelling house representing inappropriate development in the Oxford Green Belt prejudicing the openness of the Oxford Green Belt.

That, having regard to its size, height and proximity to the boundary with Dove Cottage, the proposed extension would result in an oppressive and unneighbourly form of development which would overshadow the adjacent property detrimental to the residential amenities of occupants contrary to policy H12 of the adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
