The proposals are contrary to the South Oxfordshire Design Guide and to policy H12 of the adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft. Having regard to the excessive size and bulk of the extension, and to its siting relative to the adjoining property 12 Gateley, the proposal would result in an unneighourly and overbearing form of development that would result in overshadowing, thereby detracting from the residential amenities currently enjoyed by the occupants of the adjoining property.
