That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the windows shall be of the same colour and type as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That no development shall take place until a detailed method statement of any work to be carried out to the copper beech tree to the rear and the Douglas fir to the front has first been submitted to, and approved in writing by the Local Planning Authority, together with measures in accordance with B.S. 5837 for the protection of the trees in the course of the development.
