Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That no new windows or other openings shall be constructed in the east elevation of the rear extension other than those hereby approved.
Reason: To ensure that the proposal will not result in an undue neighbour impact in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That the rooflight on the east elevation serving bedroom 3 shall be obscure glazed and retained as such.
