Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That no development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include a) indications of all existing trees on the land, and details of any to be retained, together with measures for their protection during the course of development and, b) the means of securing the safety and stability of the listed wall along the Reading Road frontage of the site.
Reason: To help assimilate and development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.
That all hard and soft landscape works shall be carried out in accordance with the approved details. The works shall be carried out prior to the occupation of any part of the development or in accordance with the programme agreed with the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.
That no development shall take place until samples of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Such details shall include the construction of sample panels of materials on site where considered necessary by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are acceptable with Policy G8 of the adopted South Oxfordshire Local Plan.
That the brickwork shall be laid in a Flemish bond and be pointed using a traditional lime based mortar mix.
Reason: To ensure that the details of the development are accetable in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
Details of rainwater goods to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To ensure that the details of the development are acceptable in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That development shall not commence until a detailed specification of the type, design and external finish of all windows and doors has been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are acceptable in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.
That none of the flats shall be occupied until the sewage disposal and surface water drainage works have been completed in accordance with plans which shall have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
That no development shall commence until space has been laid out at the southern end of the site for the parking of 6 cars in accordance with drawing no. 781.SP1 accompanying the application. The additional 3 parking spaces shown on the drawing shall be provided prior to the first occupation of the building. The spaces shall be reserved for the parking of vehicles by the occupiers of the flats hereby granted planning permission.
Reason: To ensure that there is adequate car parking in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of the development details of the bin storage facility shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that there is adequate bin storage in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.
