Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding anything contained in the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no additional windows doors or other openings shall be constructed in the walls and roof of the property without express planning permission from the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That no development shall be carried out on the site within Classes A, B or C of the Town and Country Planning (General Permitted Development) Order 1995, unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority. Reason: In view of the restricted size of the site and to protect local amenities in accordance with policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That joinery details of all windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the dwelling shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed with 2 metres by 70 metres vision splays. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the vision splay shall not be obstructed by planting or other structures exceeding a height of 0.6 metres measured from the carriageway level. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That a sample of the material to be used for hardstanding shall be submitted to and approved in writing by the Local Planning Authority and in accordance with the requirements of Oxfordshire County Council Highway Authority. Thereafter the hardstanding shall be provided in accordance with the approved plan 04/SHIP/PL01 REV A, prior to the first occupation of the dwelling. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G8 and G10 of the adopted South Oxfordshire Local Plan.

That the first floor window in the side (north west) elevation facing number 33 shall be fitted with obscure glass and shall be retained as such thereafter. Reason: To protect the privacy of neighbours in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the detail submitted with the application, the cill heights of the rooflights hereby approved should be no less than 1800 mm above floor level. Reason: To protect the privacy of neighbours in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
