Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the structures and parts of the existing building to be demolished, indicated on plan and drawing nos. 1.05, 1.20 and 1.21, shall be demolished and all materials removed from the site prior to the commencement of any other part of the development. Reason: To safeguard the character and appearance of the area in accordance with Policies C2 and H12 of the adopted South Oxfordshire Local Plan.
