Conditions / Refusal Reasons
That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area and to ensure that the development is not unneighbourly in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That trees or shrubs of a species to be first agreed with the local planning authority shall be planted between the summerhouse and the boundary of the site with Waterloo Cottage by 31 March 2005 and the trees and shrubs so planted shall be tended to grow to, and be maintained at, a height of not less than 2.5 metres and any plant which may die or becomes seriously damaged or destroyed within five years of the completion of the planting shall be replaced with a species of the same type as that being replaced, unless written consent to any variation of these terms is given by the local planning authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.
