That having regard to its excessive size and to its distance from the main dwelling, the proposed building would be tantamount to the erection of a new dwelling in the open countryside and would therefore be contrary to policies G1, G5 and H6 of the Council's Adopted South Oxfordshire Local Plan and policies G2, G4, H6 and H13 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft).

That having regard to the excessive size and height, its prominent location on a sloping site and to its details of design, the proposed building would result in an inappropriate form of development that would be prominent in the landscape and detract from the rural character and appearance of the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G8, C2 and H12 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, G6, C2 and H13.
