Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8 and CON6 of the adopted South Oxfordshire Local Plan.

That the roof of the extension hereby approved shall be finished using natural slate, a sample of which shall have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8 and CON6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details submitted with the application, the glazed doors shall not include multiple glazing bars. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8 and CON6 of the adopted South Oxfordshire Local Plan.

That the colour finish of the new balustrade shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.
