Conditions / Refusal Reasons
That the proposals are contrary to policies H4, H11 and G8 of the adopted South Oxfordshire Local Plan, to policies H4, G6, D1 and D3 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003), and to advice contained in the South Oxfordshire Design Guide, paragraphs Principle 17, CP1 and BP1. Having regard to the limited size of the site, to the size of the dwellings proposed, and the layout of the parking arrangements the proposals would result in a cramped development of the site which would be out of keeping with the character and appearance of the area.

Having regard to the land level of plot 2, to the position of the dwelling in relation to 1 Moats Crescent and 29 King's Close, and to the window arrangement proposed, the proposal would result in an unneighbourly form of development resulting in loss of light and overlooking that would detract from the residential amenity currently enjoyed by the occupiers of adjoining properties.
