Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, H12 and C2 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other work protective fencing to prevent encroachment within the protection zones of any trees in the woodland to the south-east of the site affected by the construction access shall be installed in accordance with details which shall have previously been submitted to and approved in writing by the LPA. Reason: To safeguard the surrounding protected woodland in accordance with Policies G1, C2 and C16 of the adopted South Oxfordshire Local Plan.
