The proposals are contrary to policies G8 and H12 of the adopted South Oxfordshire Local Plan, to policies G6 and H13 of the South Oxfordshire Local Plan, (Second Deposit Draft September 2003) and to advice contained in the South Oxfordshire Design Guide, section EX5. Having regard to the location of the extension adjacent to the boundary with 33 Queens Road, and to its excessive size, the proposals would result in an intrusive, oppressive and unneighbourly form of development that would detract from the residential amenities currently enjoyed by the occupants of the adjoining property.
