The proposal is contrary to policy C16 of the adopted South Oxfordshire Local Plan and policy C10 of the South Oxfordshire Local Plan 2011(second deposit draft September 2003). Having regard to the location of the garage in close proximity to a mature ash tree which is a significant feature within the landscape of the area, and to the proposal to extend the garage further towards the tree, the proposals are likely to cause damage to the root system and threaten the future wellbeing of the tree.
The proposals are contrary to policy G8 of the adopted South Oxfordshire Local Plan, policies H13 and G6 of the South Oxfordshire Local Plan (second deposit draft September 2003) and advice contained in the South Oxfordshire Design Guide (section BD7). The proposals to construct dormer windows on the front of the garage would result in an incongruous form of development that would detract from the form of the original building.
