That by virtue of its excessive size and inappropriate design the proposed development would fail to respect the character and appearance of the property and would disrupt the symmetry of the semi-detached properties. In addition it would result in the loss of an important gap between the neighbouring property that would be harmful to the spacious character and appearance of this part of Woodlands Road and as such would contravene the South Oxfordshire Local Plan particularly policies G1, G8 and H12 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, G6, H13 and the South Oxfordshire Design Guide.
