That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
Before the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement to ensure the satisfactory protection of the trees to the west of the swimming pool during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works. The matter encompassed within the aboricultural method statement shall include the following:-
i) The details and method of construction of the swimming pool in the vicinity of the trees;
ii) The specification of the routing and means of installation of drainage or any underground services in the vicinity of the trees;
iii) The details and method of construction of the path and paved surround that borders the pool in the vicinity of the trees and how these relate to existing ground levels;
iv) The definition of areas for the storage or stockpiling of earth and other materials, and mixing of cement or concrete;
v) Provision for the supervision of ANY works within the root protection areas of the trees by an appropriately qualified arboricultural consultant, to be appointed at the applicant's expense and notified to the Local Planning Authority.
Reason: To safeguard the trees to the west of the swimming pool which contribute significantly to the character and appearance of the area in accordance with Policies G1, H12, C2 and C16 of the adopted South Oxfordshire Local Plan.
That details regarding the disposal of the pool water shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing.
Reason: In the interests of public health in accordance with Policies G1 and G7 of the adopted South Oxfordshire Local Plan.
