Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.18/04 as shown on plan numbers OXO4139, 5029375/930/100/100, /101 and /102 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Director for Environment and Economy. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of 5 years beginning with the date hereof. Reason: By decision of the Local Planning Authority in accordance with Section 91 (1) (b) of the Town and Country Planning Act, 1990 to secure the proper timing of the development.

That no development shall take place until there has been submitted to and approved in writing by the Director for Environment and Economy a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Details of pruning and lopping of any trees shall also be submitted prior to commencement of development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. (Policies EN1, EN8 (OSP); EN4 (OSP DD); CON8, CON10 (SOLP); CON10 (SOLP Rev.DD)).

That the materials to be used for the roof and external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure the finishes are compatible with the surrounding development. (Policies: EN1, EN8 (OSP); EN4 (OSP DD); CON8, CON10 (SOLP); CON10 (SOLP Rev.DD)).

That the comprehensive landscaping scheme referred to in condition 3 shall be submitted for approval prior to the commencement of the development hereby permitted and shall be implemented in the first planting season following the first use of the approved development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. (Policies: EN1, EN8 (OSP); EN4 (OSP DD); CON8, CON10 (SOLP); CON10 (SOLP Rev.DD).

That the footpath to the church shall be kept clear of obstruction during the construction work. Reason: To protect the amenity of users of the footpath to the church. (Policies EN1, EN8 (OSP); EN4 (OSP DD); CON8, CON10 (SOLP); CON10 (SOLP Rev.DD)).
