That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

Prior to the first use of the practice facility the exterior of the structure shall be stained dark brown and shall be thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, C2 and R5 of the adopted South Oxfordshire Local Plan.

That the development to which this permission relates shall not be exercised in addition to or in combination with any part of the development permitted under planning permission P03/E0494. Accordingly this permission shall be an alternative to the previous permission so that either but not both may be implemented. Reason: That permission is granted having regard to the fact that this is an alternative proposal and a second structure would consolidate the built up appearance of this part of the open countryside and Area of Outstanding Natural Beauty in accordance with Policies G1, C2 and R5 of the adopted South Oxfordshire Local Plan.
