Conditions / Refusal Reasons
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C1 of the adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees and hedges which are visually important in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.

That details of the new access into the site, including the necessary excavation of the existing bank shall be submitted to and approved in writing by the Local Planning Authority prior to any development commencing. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That no other development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To protect local amenities in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.

That the first floor of the new dwelling shall be as shown on the approved plans and shall be used for ancillary storage purposes only. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That in all other respects the development shall be carried out in accordance with the conditions imposed on planning permission reference P03/E0811/O. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
