Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the bricks and tiles to be used for the external walls and roof of the dwellings, and decorative brickwork to be used, shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That joinery details of all windows and doors, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: In order to ensure the satisfactory details of the development in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That the fascia boarding shall be constructed from timber and painted prior to the first occupation of the dwellings hereby permitted. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the South Oxfordshire Local Plan.

That details of the hardstanding material to be laid in front of the properties shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That details of the gates to be erected along the front boundary of the site shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. Reason: To ensure details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That details of the proposed means of enclosure between the dwellings shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the means of enclosure shall be erected prior to the first occupation of either dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H4 and H11 of the adopted South Oxfordshire Local Plan.

That the two first floor bathroom windows in the east elevation of the house on the eastern plot hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and shall be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That no development falling within Classes A, B, C, D or E shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To protect local amenities and to ensure that the development is not unneighbourly in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no additional openings shall be constructed in the walls or roof of the properties other than those expressly authorised by this permission. Reason: To ensure that the details of the development are satisfactory and are not unneighbourly in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local plan.

Development shall not commence on site until written approval has been granted by the Local Planning Authority to plans detailing the slab levels(s) of the building(s) hereby permitted relative to the existing ground level. Thereafter the development shall only proceed strictly in accordance with the details so approved. Reason: To ensure that the development is not unneighbourly or intrusive in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this land relates, the two means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein shall specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan

That parking provision shall be made for 2 cars to serve each property as shown on the deposited drawing number 304, and shall be constructed, surfaced and laid out prior to the first occupation of either of the dwellings hereby permitted and and thereafter shall be retained and maintained as such. Reason: In the interests of highway safety in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That details of the rooflights, including cill heights shall be submitted to and approved in writing by the Local Planning Authoirity, prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.
