That having regard to the restricted size of the site and the location of a significant beech tree in the eastern corner of the site, the proposal would result in a cramped form of development that would be detrimental to the character and appearance of the area and would fail to provide adequate standards of amenity for the occupiers of the proposed dwelling. In addition, it is considered that having regard to its location close to the rear boundary of the site, the proposal would result in an unneighbourly form of development that would be oppressive and overbearing to adjoining properties and would therefore detract from the residential amenities of the occupiers of those dwellings. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, H4, H11 and C16 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, C10, D3, and H4.
