Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development/works commence. Reason: To ensure that the appearance of the building(s) is satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the type, design and external finish of all windows, external doors, vents flues and rainwater goods shall be submitted to the Local Planning Authority at a scale of 1:20 and shall be approved in writing by the Local Planning Authority prior to development/works commencing. Reason: To ensure that the appearance of the building is satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no windows shall be inserted in the western (side) elevation of the development (except any that may be included on the plans hereby permitted) unless planning permission has been granted by the local planning authority on a formal application submitted for such development. Reason: To protect the amenity of neighbours in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of any site works (including any demolition or site clearance) a protected area shall be designated for all existing trees on the site which are shown to be retained and the trees on the boundary of the site within the cartilage of Grenville Lodge and the trees shall be protected in accordance with a scheme which complies with BS 5837:1991 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies G8, CON10 and C16 of the adopted South Oxfordshire Local Plan.
