That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof of the building and details of any ducts vents and flues, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the joinery details of all windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That details of any underpinning to be carried out of the brick plinth walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That full details of the measures for bat mitigation and conservation have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of development, and any works implemented in accordance with the approved DEFRA licence unless approved otherwise in writing by the Local Planning Authority. Reason: In order to ensure the protection of an endangered species in accordance with policy C14 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning General Development Order 1988 (or any order revoking or re-enacting that Order), no development within Classes A to E of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect the setting of the listed building, the character and appearance of the building and local amenities in accordance with Policies G8, C11 and CON7 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no new openings shall be constructed in the walls or roof of the barn other than those expressly authorised by this permission. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON7 of the adopted South Oxfordshire Local Plan.
