That this permission shall expire after a period of 12 months from the date of this permission and the building hereby permitted and all associated materials shall be removed from the land prior to the expiry of this permission. Reason: That planning permission is granted having regard to the temporary need for the building in conjunction with longer term proposals in accordance with Policies G1, G8 and E5 of the adopted South Oxfordshire Local Plan.

That the materials and external finish of the building shall be as specified on the plans hereby permitted. Reason: In order to secure a satisfactory appearance in accordance with Policies G8 and E5 of the adopted South Oxfordshire Local Plan.

That prior to the first use of the storage building hereby permitted compensatory flood storage works shall be carried out in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To alleviate the increased risk of flooding that would otherwise be caused by a reduction in flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on the site other than those agreed pursuant to the requirements of Condition 3 of this permission. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
