Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

That prior to the first use of the extended store, the parking spaces shown on plan ref. 02.132/103 G accompanying the application shall be constructed, surfaced and laid out and thereafter shall be so retained. Reason: In order to ensure the provision of adequate parking and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the four parking spaces to be formed to the north west of the proposed building should be formed using a 'no-dig' method, in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To protect the adjacent tree in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the level of noise emitted from the building shall not exceed 55dB LAeq 07:00 -19:00 hrs and 35 dB LAeq 19:00 - 07:00 hrs. Measurement shall be taken at the boundary of the nearest residential property. Reason: To protect the amenities of the area in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That prior to its first use, the housing to the plant shall be acoustically insulated and designed so as to achieve the levels set out in condition 6 of this permission, and thereafter shall be so retained and maintained. Reason: To protect the amenities of the area in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, full details of surface water drainage, to include the car park area, shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no additional windows or openings shall be inserted above ground floor level without the prior grant of planning permission from the Local Planning Authority. Reason: To protect the amenity of adjoining properties in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That no deliveries shall take place to the site except between the hours of 7 am and 7pm. Reason: To help protect the amenity of the area in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
